Description

Having undergone a major transformation which was completed in August 2019 The Roundhouse returns to the market offering a fantastic, large holiday home for families or groups celebrating that special event.

A stunning stone barn conversion with a wonderful countryside and estuary view, situated in a rural area yet only a short drive from Padstow and several beaches.  The beautiful restoration of The Roundhouse used natural materials such as stone, wood and slate, and upstairs its open plan interior with high vaulted ceiling, exposed beams, modern woodburning stove and contemporary decor, gives it a delightful light and airy feel.  The kitchen and dining areas at first floor level, together with lounge, a few steps down, master bedroom, kitchen, balcony and the garden all have wonderful countryside views down the valley to the estuary, Rock and the sea beyond.  This peaceful retreat at Higher Halwyn is tucked right away from it all but a 10-15 minute drive will take you to Padstow, Wadebridge and several golden sandy beaches.  It is on the edge of a small hamlet of similar dwellings found along a quiet farm lane leading down to the Camel estuary and in the other direction to the village of St. Issey and two public houses.  The Camel Trail, just down the lane, follows the route of the old railway line between Padstow and Bodmin and is much loved by walkers and cyclists (bikes may be hired at Padstow or Wadebridge).  The path wends its way alongside the riverbank through this Area of Outstanding Natural Beauty with its abundant wildlife of all kinds.

Dining table and seating for ten people and casual seating area.
Lounge Area: 56'' wall mounted Smart TV with Sky (limited package), DVD player, woodburner, estuary views, french doors to extensive glass fronted balcony.
Orangery: Bi-fold doors opening onto glass fronted balcony overlooking fields and Camel estuary. Casual seating.
Bedroom 5: Kingsize bed (5'), chest of drawers, built in wardrobe. En Suite Shower Room: Walk-in thermostatic shower, basin, w.c.

GARDEN & PARKING: Dedicated parking for 2 cars, communal space for additional parking available. Extensive balconies with glass balustrades across the rear of the house at two levels. The very large garden is mainly open-plan with a large decked terrace with garden furniture, barbecue and steps up to another terrace with loungers and Jacuzzi hot tub having, estuary views.  There is another smaller deck and wide steps up a large grassy area part laid to lawn and running into a field - great for the children to run around on. At the bottom of the field is a large sunken patio area with lantern hooks, specifically built to take advantage of the view overlooking the estuary. To the side is a utility and grassed area which could be used for pets.

Changeover Day: Thursday - arrival 4:30pm - departure 10:00am.
Pets Welcome: Maximum 2; £25 per pet per week (dogs in main garden under direct adult supervision only). Information about bringing your pet.
Hot Tub: Included in price for 2019 - please add at the time of booking if you wish to use hot tub as it will only be serviced and prepared if ordered in advance. Portable waterproof speaker available. 
Power and Heat: Electricity and oil included in rent; woodburner in lounge area; oil c.h. (underfloor with individual room thermostats)/hot water; electric heated towel rails in all bathrooms.
Bedding and Linen: Bed linen and towels provided (please bring your own beach towels).
Baby Equipment: None provided but may be hired - see hire page.
Shop: 4 mls Pub: 0.8 mls

This is a fantastic property, well equipped and situated perfectly for long walks and cycle rides. It is on a site with several holiday cottages, but feels completely private and secluded. We enjoyed walking to Padstow often (about 40 minutes) and cycling the trail. We would definitely return!

Padstow is arguably now one of the best-known of Cornwall's holiday destinations - a working harbour still retaining the character of the fishing industry while also managing to reinvent itself as a modern holiday destination. Padstow has so much to offer the discerning holiday maker, with several beaches along the Camel Estuary, where you can also have a go at a range of water sports such as sailing and windsurfing, as well as a variety of boat trips such as fishing excursions, speedboat rides, sea-life safaris and the ever popular Jubilee Queen. You can indulge your passion for food at an excellent selection of restaurants in the town, which is now the base for a number of celebrity chefs including Rick Stein and Paul Ainsworth.  If you're looking for more active pursuits, you can cycle the Camel Trail, the route of the old railway line running between Padstow and Bodmin.  If walking is more your thing, there are many walking trails and routes waiting to be discovered, and if you're bringing a dog, there are plenty of dog-friendly places to explore. Gaining popularity in recent years is the Padstow Christmas Festival, now spread over four days, with cookery demonstrations, food and craft market, and entertainment.
